Are Barn Conversions without planning permission the future?
In July 2023 the government launched a consultation, which includes proposals to relax planning requirements and allow a greater use of permitted development rights when changing agricultural buildings into residential properties.
The consultation explores the idea of expanding the type and location of buildings that can benefit from the existing permitted development rights as well as broadening the size and number of homes that can be developed.
Although this could be seen as a potential boon for developers, heads of national parks across the country are raising their concerns about the impact that this change could have. Alongside criticism from environmental groups and some politicians, there is plenty of uncertainty about whether this plan will get off the ground.
Within the same consultation paper consideration is also given to further changes to permitted development rights relating to commercial property, including the conversion of hotels, boarding houses and guest houses to dwellinghouses.
Where permitted development rights exist the consultation is seeking views on expanding them. Larger properties, larger numbers of houses and less restrictions seem to be the order of the day.
The consultation closes in September 2023, with developers keenly monitoring its progress.
